Schedules of Condition

Getting it right at the start
These form a record in words and photographs of how the building is configured and the condition of the building fabric and services for various reasons. They are often attached to commercial property leases if the Tenant has less than full repair liability, but can be attached to various other documents including Party Wall Awards and Scaffold and other licences for short term occupation of property. Whatever their purpose getting them right is vital if they are going to protect the parties when they need to rely on the Schedule.

There are rules set down by the RICS and by the Ministry of Justice about how these things should be dealt with as they have potential to end up in Court (something to be avoided). However, often the parties involved, or their surveyors try to use muscle instead of reason to force an unfair settlement. Whether you are a Landlord protecting their interest at the end of a Tenancy, or a Tenant defending themselves from an unfair claim, having the right building surveyor on your team is vital.

Project Management

I see my role as Project Manager as turning the Client’s requirements into reality. The Project Manager is the interface collecting the Client’s requirements and collating them in a form that a contractor can produce them, and managing the statutory consents and contracts that frame the design and construction phases. It’s important to continue involvement after completion to deal with any teething issues and ensure that any lessons are learnt so that the next project is even better.

Expert assistance to guide you through the Party Wall Etc. Act 1996 and how to avoid it delaying your Project if you are the developer, and if you are their neighbour then making sure that your property is safeguarded against a neighbour’s works.
